Local Urban Planning Plan (PLU)

Since the SRU law of December 13, 2000, the PLU has replaced the Land Use Plan (POS). It defines the rules indicating what forms constructions must take, which areas must remain natural, which areas are reserved for future constructions, etc. It must in particular clearly present the overall town planning project or PADD (Planning and Sustainable Development Project) which summarizes the general intentions of the community regarding the evolution of its territory.

Mandatory content of the PLU (L. 151-2 CU)

 

      1. the presentation report
      2. the sustainable planning and development project (PADD)
      3. development and programming guidelines (OAP)
      4. the regulations with a graphic part (zoning) and a written part which describes the rules for each of the zones
      5. Annexes.

 

 

The different types of zone (R. 151-17 et seq.)

 

  • U = Urban areas: sectors already urbanized and sectors where existing public facilities or those currently under construction have sufficient capacity to serve the constructions to be implemented.
  • AU = Areas to be urbanized: areas of natural character intended to be open to urbanization.
  • N = Natural areas: sectors of the municipality to be protected due to:
    • either the quality of sites, environments and natural spaces, landscapes and their interest, particularly from an aesthetic, historical or ecological point of view
    • either the existence of logging
    • or their character as natural spaces
    • either the need to preserve or restore natural resources
    • or the need to prevent the risks, in particular of the expansion of floods.
  • A = Agricultural zones: sectors of the municipality, equipped or not, to be protected due to the agronomic, biological or economic potential of agricultural land.

 

 

 

The PLU of Bagnols-sur-Cèze

 

The territory of Bagnols-sur-Cèze is covered by a PLU approved by deliberation of the Municipal Council dated July 27, 2013, it has already been the subject of three simplified modifications dated May 24, 2014, October 7, 2017 and October 12, 2021 and two lighter revisions dated November 23, 2019 and April 5, 2023.
